$23,375 in my sleepy little town

i hate shaking hands & kissing babies

 

i enjoy having strong opinions & not hiding them

 

im not always in the mood to stop and chit chat at the gym

 

i dont do masterminds

 

& i really dislike meeting people for "brain picking" lunches

 

maybe you can relate

 

these are all the reasons i told myself i'd never be able to do business in my own hometown.

 

these were the real reasons, but i also justified it by telling myself:

 

"everyone's cheap in this town"

 

"unless you're born here, no one wants to do business with you"

 

"there's not that much business here anyway"

 

on and on i went. i had a list of about 15 reasons why i would never do business in st george, utah

 

one day something change inside of me

 

it was late 2019

 

i decided to do some research on my local market (st george, ut)

 

to my shock, the first niche i looked at (towing) appeared to be a homerun

 

it checked all the boxes that need to be checked to confidently build a piece of digital real estate (a simple website)

 

-low competition: the other company's web presence is non existent or very weak

-high demand: there are ample people search for that service in that city

-low cpc: the cost per click (cost to advertise on google) was low. less money out of my pocket

 

i sent it. i went ahead and built the beauty.

 

the results

 

it ranked on google in just a few months and was ready to rent out

 

(note: this was prior to me understanding the concept of preselling)

 

what i didn't anticipate was how easy it would be to rent out.

 

"hey mr business owner, my name is nick wood. my office is right over here off of bluff st."

 

"ya, right behind the new gas station they just put in. next to the mercedes dealership"

 

i was now using the fact that i was local to my advantage.

 

doing this immediately removed the objection of trust. which in my experience is the toughest objection to overcome.

 

with this particular deal, after some back and forth i invited the business owner in to the office to talk.

 

game over.

 

he was in. $1000/mo with a 6 month contract.

 

that first client made me $23,375 before we replaced him with our current client

my paradigm shift

we went on to build 10+ more sites and make multiple 6 figures in sleepy little town of st george, utah

 

a place i convinced myself had no money

 

interestingly enough, in the last 4 weeks of my writing this, we have landed 2 additional clients here as well

 

in the pool cleaning & excavation niches

 

we also have a deal in the oven as we speak, ready to pitch this week.

 

chances are, by the time you read this, we will have already collected credit card and signed the contract.

 

not only do i no longer avoid my own backyard, but its my favorite place to find deals.

 

what i didn't fully understand at the time was that all those reasons i used to convince myself i couldn't do business here

 

dont matter at all

 

when you in the digital real estate business, your job is to get the customer leads

 

not to show up at every event and shake hands like the future mayor

 

i've been able to keep all my opinions

 

i still dont like shaking hands or chit chatting at the gym

 

& i've closed more than one deal in person wearing sweatpants

 

what this means for you

 

make a list of every person you know in the city you live who owns a service based business

 

one by one start doing your due diligence to find out if

 

  1. the competition is weak

  2. the search volume is high

  3. the cpc is low

 

you now have a warm list of potential deals right in your backyard

 

you can either start building out the website (for the niches that check all the boxes)

 

or you can do what i now do and call that business up

 

ask them if they can handle more work & would be open to paying for more leads

 

whichever you choose, do something

 

remember your whole life can change in a year
